Builder quote red flags to resolve before you commit
A red flag does not automatically mean a contractor is unsuitable. It means the paperwork leaves a material question unanswered. Resolve those questions before money, programme and expectations become harder to unwind.

1. The scope is too vague to compare
Descriptions such as ‘complete renovation’ or ‘all building work’ can hide major differences in assumptions. Ask for enough detail to understand demolition, preparation, structure, services, finishes, waste, making good and any client-supplied items.
2. The headline total is clear but the price basis is not
Check whether VAT is included, whether allowances or provisional sums can move and whether important work packages are excluded. A precise-looking total can still sit on uncertain assumptions.
3. A large payment is due before an identifiable milestone
Ask what the payment is for, what it secures and what evidence will show the relevant stage has been reached. The commercial logic should be understandable from the documents rather than relying on verbal reassurance.
4. There is no written variation process
Changes are normal in construction. The risk rises when there is no agreed method for recording scope changes, price effects and programme consequences before extra work proceeds.
5. Programme, insurance or handover evidence is missing
For material projects, ask for realistic timing, current insurance evidence and a clear view of what completion records, certificates, warranties and handover information will be supplied.
